In Samos today the following parties: ALPHA PROJECT REAL ESTATE Real Estate Agent with the distinctive title “ALPHA PROJECT", which has its headquarters in the city of Samos Town, L.Logotheti 22, which will be called then briefly "realtor"
The exclusive order concerns any client submitted by the realtor. This order as exclusive is valid for a year

The realtor declares and promises that he will do his best to find a buyer for the above property at the best possible price.

The property seller owes and undertakes the obligation to pay the realtor, if his property is sold to any buyer during the term of this mandate, a fee which is set at 3% plus VAT.
A minimum fee of €1.500 plus VAT applies for properties under €50.000.
The above fee should be paid regardless of any payment of a fee to the realtor by the buyer prior to the sale of the property.
The same applies in the event that the property seller, during the validity of the contract and not canceling it in writing after the end of the period, sells the property with proven own means, to his own buyer, then the realtor is entitled to 100% of the brokerage fee applicable to the property or properties.
Also, in the event that the property seller sells the property within 5 months after the aforementioned period to a buyer proven to have been established by the realtor, the property seller as well as the buyer are obliged to fully compensate the realtor with 3% each of the agreed sale price plus VAT, or with the minimum fee that applies to real estate worth less than €50.000.

In any case, if the realtor presents a buyer for any reason and the property seller refuses to sell (family reasons, emotional reasons, change of opinion in general), within the time of this mandate, the realtor is entitled to full compensation at the rate is listed in this order at the desired price.

If the property is sold after the period of the above exclusive mandate period, the realtor is entitled to the above mentioned fee only in case he indicated the buyer to the seller. As an indication, it is understood any action of the realtor, thanks to which the property seller would not be able to know the existence and interest of the buyer in question, if the realtor did not exist in between. In this case, the property seller undertakes to inform the realtor immediately and in writing (letter, email) about the signing of the contract and to pay the agreed fee.

The contracting parties agree that the above terms of the contract are legal and fair fully respond to the common will and mutual interest and expressly waive their right to invoke or seek for any reason the cancellation of part or the entire contract.

After the expiration date of this agreement, the property seller must inform in writing (via email) that the current contract is terminated altogether otherwise it is considered to continue as an exclusive real estate agreement as it stands today. In any case, the current agreement may, after its expiration date, in the free will and judgment of the property seller, be renewed in writing for the same or longer period.

The property seller must immediately and in writing (via Letter - email) inform the realtor if he / she decides to withdraw the property from the market in order to stop the selling effort and thus make the current agreement non-valid.
Failure to inform the realtor even after the expiration date of this agreement of the property seller’s decision to withdraw the property from the market makes the realtor eligible to claim the agreed real estate fee plus compensation for his efforts trying to sell the property while the “owner” property seller has decided to take it out of the market without informing in writing.
The same applies after the end of the agreed period of the contract, in the event that, as mentioned in paragraph 7, the owner does not inform the trustee in writing of the final termination of the contract.

In proof of the above, this contract was drawn up, which is signed as follows, after having been read, approved and accepted by the contracting parties.

The gathering of the necessary supporting documents for the sale such as a certificate of ownership, declaration in the Land Registry, issuance of an energy efficiency certificate, legality of buildings, plans are necessary obligations of the principal-owner and in no case coincide with the above-mentioned brokerage fee agreed between the principal and trustee.

The owner must inform interested parties who contact him of the existence of the exclusive brokerage contract and refer them to the realtor for any information.

I promise you and declare responsibly that the property I assign to the realtor for sale does not have any financial or other burdens (bank loans affiliated, mortgages etc.).
If the realtor ΑLPHA PROJECT REAL ESTATE finds a property buyer and during the legal background check of the property there is an economic or other burden on the property or property that I gave him a commission for sale, I am responsible for financial compensation both of the broker and the prospective purchaser for the expenses for the legal review and the time spent both on the case, travel tickets etc.
